Reservations
We’re a bit old fashioned here–Inquiries and Reservations can be made by phone or email. We are happy to quickly provide you with current rates and availability. Discounts apply to longer stays.

Rates
Here is a link to our 2026-27 rates. Rates are determined by the number of people (regardless of age); length of stay (varies by season); and the unit you choose. Occasionally we can accommodate shorter stays when we have availability in between longer reservations and if we have adequate time to clean on your arrival and departure dates. Reservations not meeting our minimum stay are more expensive; however, discounts apply to longer stays. We do collect 13.5% lodging tax. Oregon State [1.5%] and Lincoln County [12%]. (Note: Beginning January 2027, Oregon’s state lodging tax will increase from 1.5% to 2.75%. The total lodging tax begging in 2027 will be 14.75%. This increase in lodging tax will help fund Oregon wildlife programs.)
Payment
To secure your reservation, we require a two-night deposit (which excludes tax), with the balance is due upon check-in. Stays of eight ore more nights may require a 50% deposit. In the event you must cancel, the deposit is non-refundable. We accept major debit and credit cards (except American Express), and personal checks. There is a 4% increase to the base nightly rate if you pay with credit card, and there is a $20 service charge for any returned checks. We do not accept debit or credit card information over the phone. Instead an electronic invoice will be emailed to you. Personal checks must be received within a timely manner (within two weeks).
Minimum Stay
We have a minimum stay for advance reservations. We may rent for shorter periods of time if our schedule allows.
We generally have a 3-4 night minimum stay during the Quiet season: Jan. 2 - Apr. 16, 2026; Oct. 21, 2026 - Apr. 16, 2027, excluding Thanksgiving, Christmas/New Year holidays.
We generally have a 7-night minimum stay during the Peak season: Apr. 17 - Oct. 20, 2026; Thanksgiving [Nov. 22-29, 2026]; Christmas/New Year’s [Dec. 18, 2026-Jan. 1, 2027].
"Beachcomber" has a 7 night minimum May through October if you rent just the main floor; 10-14 night minimum to rent both floors.
If availability allows during peak season we will accept 3-6 night stays in Wheel House and Sea Vista (main floor only).
We will accept off-the-road, one- to two-night stays in Wheel House, if our cleaning schedule permits.
Check-In / Check-Out
Check-out time is noon Please let us know if you plan to check-out before noon. Late check-outs may be subject to an additional charge.
Check-in time is 3:30 PM - 7:00 PM. Please notify us if you will be arriving after 7:00PM. Please keep in mind that although we are available in an emergency, our office is not open around the clock. If you are arriving late, especially in the fourplex, we kindly ask that you be considerate of other guests as far as noise levels are concerns. We may also leave the front entryway lights on for your arrival, and we ask that you turn them off once you are settled to help keep light pollution to a low level (of course, turning them on if you need to step outside at night is perfectly acceptable).
Occupancy
Each unit has a maximum occupancy based on size and sleeping accommodations. The basic rate includes two person occupancy. There is an additional charge per night, per extra person, regardless of age. Exceeding our maximum occupancy gives us the right to cancel your reservation.
Visitors
When notified in advance, we allow a reasonable number of visiting day guests, however you must clear this with us in advance and provide us with their names. We strictly limit the number of guests/pets in all of our cottages. There is an additional charge per guest or pet. We are on a septic system. In our continued effort to maintain an ecologically sound environment we reserve the option of limiting the number of visitors and the length of their stay. We are concerned that you be comfortable and not crowded.
Family Reunion Policy
We do not provide accommodations for family reunions. We have this policy for a few reasons:. We have returning guests who reserve the same cottage during the same time window every year, so the likelihood of accommodating large parties is small; the cottages have occupancy limits; and we do not have a gathering space that can comfortably accommodate large groups. We would recommend checking out the Yachats Chamber of Commerce or the Waldport Camber of Commerce if you are seeking accommodations for family reunions. We would also like to mention that there there are lodging options in the area suitable for family reunions, but they do not advertise with either of those chamber of commerce websites. The Oregon Coast Magazine’s Mile-by-Mile Guide is also an excellent resource for finding lodging, though its list of lodging is not exhaustive.
Non-Smoking
All units are non-smoking, including no vaping. We understand folks smoke and vape, and if the desire arises it is to be done outside and away from open doors and windows (in order to keep the cottages smoke/fragrance-free for all of our guests).
Outdoor Grilling
Grilling on the decks and/or patio furniture is absolutely prohibited.
Pets
Pets are permitted by advance reservation only, providing they meet the following criteria: Well-behaved, house-trained pets only (no puppies). We charge $20.00 + tax per pet per night.
Below are our pet policies. Additional charges will be applied if these policies are not followed:
Pets are not allowed on the beds and furniture, no exceptions.Clean up after your pets (inside and outside).Make sure they are not disturbing the other guests.Do not leave them unattended.
Misc. Important Policies!
Open Windows + Inclement Weather Policy: If we observe that any windows are open it’s obvious water is getting into the cottage and guests are not in the cottage then we will enter the cottage to close the windows to avoid water damage. (We will first try to call you, but this might not be possible if it’s an emergency.)
Cold Weather & the Pipes Policy: We will notify you temperatures will be freezing. We kindly require guests to turn on the sink water faucets so that they have a weak flow, open the drawers below the sink, and turn the heat on. This helps ensure pipes don’t burst. If you are in Sea Vista’s first floor we will enter the second floor and turn the water on ourselves.
These policies are in place because this is our home and we care about this place. We also care that you don’t have water damage and bursts pipes during your stay (and so later guests aren’t inconvenienced).
Wi-Fi
Wi-Fi is available free of charge. Piracy and illicit internet use are prohibited.
Kitchens
Kitchens are fully equipped and contain: stove, refrigerator, drip coffee maker, toaster, pots and pans, plates and wine glasses to accommodate cabin occupancy. You'll find all the basic tools you'll need to meet your cooking needs. Most units have a small microwave oven. ("Wheel House" has an efficiency kitchen, with a sink, two stove tops, and a small fridge. It does not have an oven.)
Cooking crab in the cottages is not allowed because the odor is impossible to remove between guests.
Housekeeping
At Edgewater we are fortunate in that our guests take good care of our housekeeping units. The condition in which you leave the unit is taken into consideration if or when you request future reservations. We appreciate your leaving the unit, as much as possible, in the condition you found it. We do not provide daily housekeeping. We leave a generous amount of clean towels and bedding. If you find you need additional towels or linens we are happy to trade soiled for clean.
